AN APPRAISAL OF FACTORS AFFECTING THE ACCURACY OF COST PLANNING FOR BUILDING PROJECTS IN NIGERIA

The primary purpose of this study was to identify and examine the factors affecting accuracy of cost planning of building projects as it relate to the Nigerian construction industry. To accomplish this aim, quantitative data were collected from consultant Quantity Surveyors. Each of the respondents was asked to assign a one-to-ten rating for each of 10 potential drivers of estimate accuracy for a given estimate. The data were analyzed using simple statistical tools which include; mean, standard deviations and percentages were used to represent the information. The study analysis identified 5 of the 10 factors that were most significant at the level. In this finding the five factors, in order of significance were, Amount of information available, Time allowed to prepare the estimate, Experience of the consultant team, Complexity of the project, and bidding and Suitability/stability of the market.

An investigation into the extent of use of dispute resolution techniques in construction project

Construction projects are increasingly becoming complex, resulting in complex contract documents. Complex construction can likewise result in complex disputes. Disputes are inevitable in construction projects which predominantly arise from complexity and magnitude of works, multiple prime contracting parties, poorly prepared and/ or executed contract documents, inadequate planning, financial issues and communication problems. Depending on the nature of the relationship between the parties involved in the disputes and the circumstances under which the dispute is evolved, different methods of dispute resolution techniques may be preferable. The objective of this study is to identify the cause of dispute, to identify the existing practice of dispute resolution techniques in construction projects, to evaluate the prevailing dispute handling methods and recommend the most appropriate method. The method adopted for the study was through questionnaire survey where the target respondents were clients, consultants and contractors. Based on the analysed data, there are disputes caused by the clients, consultants and contractors which are capable of resulting to loss of reputation and sour relationship between the stakeholders and also loss of profit and business viability.

Building collapse in Nigeria, causes, effect and solutions

Since independence, the Nigeria government has desperately continued to make concerted effort in the area of quantitative (but not qualitative) supply of mass housing through huge budgetary and policy provisions but, surprisingly, the rate at which existing ones are collapsing calls for an urgent attention. The site of building collapse scattered across the length and breadth of Nigeria is quite alarming that it is unimaginable what effects it will have on the building industry and Nigeria economy as a whole. One could imagine what edifices these buildings would have been if only they were constructed accordingly. It has been reported that Nigeria, especially Lagos State has become the “world’s junk-yard” of collapsed buildings worth billions of naira (Famoroti, 2005). It is quite unimaginable that a county blessed with so great potentials in its construction industry can experience such magnitude of building collapse Fadamiro in 2002 defined building as “an enclosure for spaces designed for specific use, meant to control local climate, distribute services and evacuate waste”. Buildings can be defined as structural entities capable of securing self by transmitting weights to the ground. More so, buildings are defined “as structures for human activities, which must be safe for the occupants”(Odulami, 2002).
